ADU Builder on Cape Cod
A well-planned accessory dwelling unit can make room for family, guests, or a new stage of life. Innova Custom Builders brings residential construction and in-house finish carpentry together in one coordinated build.
Serving Cape Cod and the South Shore · Residential construction · Scope and requirements confirmed for your property
One small home. Many possibilities.
Some families want a place for parents to live nearby. Others need flexible space for adult children, guests, or a future rental. The right ADU begins with the property and the people who will use it, rather than a standard floor plan.

Detached cottages
A separate living space on the same lot, designed around access, privacy, utilities, and the existing home.
Garage conversions
Repurpose an existing structure where its condition, foundations, dimensions, and local requirements make conversion practical.
Attached suites
Add an independent unit connected to the house, with careful attention to entrance, sound, circulation, and building code.

What affects an ADU budget and timeline?
Two ADUs of the same floor area can have very different costs. The biggest differences often come from the site, utility connections, foundation and structural work, wastewater system, access for equipment, and level of finish. An existing garage may need more work than a new detached building. We begin with a site walk-through and a defined scope before offering a detailed estimate.
Schedule also depends on design, professional reviews, local permit processing, materials, and construction complexity. We will outline the sequence and decision points for your specific project rather than promise a fixed timeline before seeing the property.
Start with the rules for your lot
Massachusetts permits one qualifying ADU by right in applicable single-family zoning. Under the statewide definition, its gross floor area cannot exceed the smaller of 900 square feet or half the gross floor area of the principal dwelling. That zoning protection does not eliminate building permits, dimensional requirements, wastewater review, or other rules that apply to a specific property. Municipal rules, including short-term rental restrictions, can vary. We confirm the requirements with the relevant town and professionals during planning.
This is general planning information, not a determination that a particular lot qualifies. See the Massachusetts ADU overview and confirm current requirements with your building department.
Tell us what you want your ADU to make possible.
Share the town, the property, and how you hope to use the space. We will discuss a practical next step and an on-site walk-through.
